Good Monday Morning!I came across a Swahili proverb this week that says “Patience attracts happiness; it brings near that which is far.” My immediate thought was “So how much patience does a buyer need to bring exactly the right home on the market?” 😂 I’m working with some really patient people! If you’re looking to sell your 3 bed/2 bath updated, open plan home with a private backyard, let’s talk! 🏡😊 There is literally a list of people ready when you are.Listing wise this week, we saw a 20% increase over last year with a total of 43 new homes on the market across our ten cities and towns. 2 of these were under contract in less than 7 days in Swansea and Taunton. Which areas had the most new activity? You can check out the details below.Of the 29 homes sold, 59% were over asking price and 24% below. We are still in a solid seller’s market, though for how long is anyone’s guess. Of note in these numbers is that the price differences (asking vs sold) are less drastic than they had been at this time last year. This could very well be in response to higher listing prices - the market can only handle so much and these homes have to appraise. Want to learn more about the process and pricing strategies?
