Good Monday Morning! 🌥️It was a pretty exciting week nationwide with the Fed decision to lower the federal funds rate by .50% with hints that there may be more to come before the end of the year. What does this mean to you? This is a 60% increase over last year, and a welcome influx for buyers that have been waiting patiently for just the right home. Berkley in particular has been pretty stagnant since July but saw 5 new homes hit the market this week. Looking for new construction? Of the 8 new Seekonk listings, 6 are new construction lots with prices starting at $875,000.40% of the homes sold this week were below asking, most notably Rehoboth (🔻$59K) and Swansea (🔻$50K). Those same towns also had the highest prices paid over asking (🔺Rehoboth $70K, Swansea $55K). So…what gives?! 🤷‍♀️ How can homes in the same towns fluctuate so much? It really comes down to preparation, pricing and demand. In any market, well prepared homes are more desirable when priced right and offer the features and location that buyers are looking for in a home.And let’s not forget our weekly price reductions! As a former emergency dispatcher, I can tell you without question that every second counts when access is needed to a home to assist your loved ones.LOCK BOX PROGRAM The Somerset Police Department in partnership with the Somerset Council on Aging and TRIAD has implemented a Lock Box Program. This program will allow for emergency responders to enter your home if you are unable to get to the door whether you have an illness, injury or disability. The lock box provides safe storage of your house key secured by a code which only first responders have access to and is installed out sight. When a lock box is available to first responders, forced entry will not be necessary mitigating damage to your home, saving valuable time in an emergency and eliminating the need for an officer to remain on scene to keep your property secure until the house is made safe.Through grant funding obtained by TRIAD and the Somerset Council on Aging, the Lock Boxes have been purchased and will be installed free of charge by our Police and Fire Departments.
